Rewire the first-floor apartment. Remove the old existing wires. Fish new wires in the existing walls; add recessed lights in two bedrooms; rewire the existing kitchen; run power for the new bathroom gfci and laundry; run wires for the smoke detectors; replace the electrical panel with new breakers; install all the switches, outlets, and smoke detectors; install all the AFCI and dual-function breakers
