From the filingPROPERTY DESCRIPTION 1- The following scope of work represents the fair and reasonable reconstruction required to restore the residence following water damage, fire-related damage, smoke damage, and asbestos abatement activities. 2- All reconstruction shall be performed by EDM Construction LLC in a professional and workmanlike manner in accordance with applicable building codes, manufacturer specifications, and industry standards. 3- The Owner acknowledges that the residence shall remain vacant during the reconstruction process. 4- EDM Construction LLC shall implement dust containment, floor protection, and jobsite safety measures necessary to minimize disruption to occupied living areas. Each room shall receive room-specific reconstruction as outlined in subsequent sections of this proposal. * PHASE I: GENERAL DEMOLITION, PROTECTION & SITE PREPARATION 5- Prior to reconstruction, EDM Construction LLC shall prepare the project site by protecting unaffected finishes, furnishings, flooring, mechanical systems, and personal property located within or adjacent to the work area. 6- Protective measures shall include floor protection systems consisting of cardboard, protective coverings, tape systems, plastic barriers, zipper access openings, dust-control containment walls, tension-post barrier systems, and temporary isolation of work areas as required. 7- Where reconstruction activities create airborne dust or debris, negative air machines, air scrubbers, ducting systems, and containment procedures shall be utilized. 8- Due to the limited access to the basement and the absence of a bulkhead or direct exterior access point, additional labor shall be provided for the removal, transport, and disposal of demolition debris. 9- EDM Construction will be renting two (2) 16 x 8 - POD's (Storage Container) to store any salvaged belongings or appliances while working this project to protect from any debris or damage up to 4 months (or length of project). 10- All demolition debris generated by reconstruction activities shall be removed from the property and disposed of in accordance with applicable federal, state, and local regulations. 11- Any concealed damage discovered during demolition shall be documented and addressed through a written change order and, where applicable, an insurance supplement.
