DESCRIPTION OF WORK Interior tenant fit-out of an existing commercial shell space for a new deli/food service establishment known as Hartford Gourmet Deli, located at 295 Washington Street, Hartford, Connecticut. Work shall commence following completion of the new concrete slab-on-grade installation. Scope of work includes construction of new non-load-bearing interior partitions utilizing light-gauge metal stud framing. Framing shall include perimeter furred walls, interior partitions, soffits, utility chases, back-of-house areas, office space, storage areas, serving counters, and one ADA-compliant restroom as shown on the approved architectural drawings. Mechanical, Electrical, Plumbing, Fire Protection, and Fire Alarm work are not included within this permit application. All MEP trades shall obtain separate permits and submit their own drawings and scope of work. MEP contractors will perform all required rough-in installations within the framed wall and ceiling assemblies under their respective permits. Following completion and approval of all required MEP rough-in inspections, gypsum wallboard shall be installed on framed walls and designated soffit areas. Drywall joints shall be taped, spackled, sanded, and finished in preparation for final wall finishes. Interior finish work shall include installation of commercial-grade porcelain floor tile throughout customer and service areas. Wall finishes shall consist of ceramic subway tile wainscot and accent wall finishes at designated locations, together with acoustical wall panels as indicated on the architectural drawings. Ceiling work shall include installation of a suspended acoustical ceiling system consisting of 2-foot by 2-foot lay-in ceiling tiles and grid, along with gypsum board soffits and architectural ceiling features as shown on the reflected ceiling plan. Additional work includes installation of interior doors, door frames, finish hardware, restroom accessories, countertops, millwork, customer service counters, shelving, and other interior finish materials shown on the approved plans. No structural modifications to the existing building are proposed under this permit. All work shall be performed in accordance with the approved construction documents, the Connecticut State Building Code, accessibility requirements, health department requirements, and all applicable local regulations.
