Certificate of Appropriateness (HDC)

The project consists of the renovation of the existing building at 49 West Main Street and the demolition and reconstruction of the building at 53 West Main Street within the Mystic Historic District. The proposed work includes façade renovation and storefront improvements at 49 West Main Street, along with the construction of a new historically compatible mixed-use commercial building at 53 West Main Street designed to complement the scale, character, materials, and architectural rhythm of the surrounding downtown streetscape. Additional work includes roof replacement, new windows and doors, accessibility and life safety upgrades, interior renovations, and associated site improvements. The new construction at 53 West Main Street incorporates FEMA-compliant flood resilience and floodproofing measures designed to meet current floodplain regulations while maintaining the historic character and pedestrian-oriented nature of West Main Street.
