Work includes demolition of fire-damaged components, structural repair, and full restoration of electrical, plumbing, and interior finish systems in accordance with the current Connecticut State Building Code, applicable local ordinances, and the 2020 National Electrical Code (NEC). ---------------------------------------------------- SCOPE BY TRADE ---------------------------------------------------- 1. DEMOLITION & SITE PREPARATION - Remove all fire-damaged and smoke-compromised interior finish materials including drywall, insulation, flooring, trim, doors, and cabinetry as required to expose structural framing and utilities for inspection and repair. - Remove all damaged exterior siding, fascia, rake, and soffit materials. - All debris to be removed from site and disposed of in accordance with local waste disposal requirements. ---------------------------------------------------- 2. ELECTRICAL Contractor: Michael Serra / MDE Electric | Lic. ELC.0208675-E1 Unit 64 (Fire-Damaged Unit): - Remove all existing wiring, electrical boxes, and panel where integrity of wire jacket has been compromised by heat exposure. - Provide and install complete rewire of unit including: • Kitchen: minimum required branch circuits per code; GFCI/AFCI-protected countertop receptacles; dedicated circuits for microwave, stove, refrigerator, and dishwasher. • Bathroom: dedicated 20-amp circuit; GFCI-protected receptacles; combination fan/light unit vented to exterior per code. • Bedrooms, living room, dining room: receptacles at NEC spacing; all tamper-resistant and AFCI-protected where required; fan-rated ceiling boxes; flush-mount fixtures. • Exterior: GFCI-protected weatherproof receptacles front and rear; exterior lighting front and rear. • Panels: supply and install new 100-amp Square D load center; all circuits properly labeled. • Life Safety: hardwired, interconnected smoke detectors with battery backup in all bedrooms and common areas per code. • Mechanical circuits: dedicated circuits for hot water heater and furnace. Unit 66 (Adjacent Unit – Code Upgrade): - Heat degradation identified on wall shared with Unit 64; multiple circuits shared throughout. Bring electrical system to current NEC code including all items listed above for Unit 64. Service Upgrade (Both Units): - Remove existing service equipment. - Supply and install new 200-amp dual-meter service: utility-approved meter stack with two individual meter sockets for separate tenant metering; two main disconnects; new service entrance conductors; service mast, weatherhead, and support hardware. - Install properly sized feeders from meter stack to each unit panel. - Install grounding electrode system per NEC including ground rods and water service bonding. - Coordinate service disconnect/reconnect with utility; schedule all required inspections. - All permits and inspections included. ---------------------------------------------------- 3. PLUMBING Contractor: Licensed Plumbing Subcontractor (CT Licensed) - Repair and restore all plumbing systems damaged by fire and firefighting operations including supply lines, drain/waste/vent piping, fixtures, and connections as required. - All work to comply with the Connecticut Plumbing Code and applicable local requirements. - All required permits and inspections to be obtained. ---------------------------------------------------- 4. EXTERIOR Contractor: Scialabba Remodeling LLC | Lic. #0635404 - Remove and reinstall double 4" vinyl siding on fire-affected elevations. - Wrap fascias, rakes, and soffits with aluminum coil stock trim. - Repair underlying sheathing as necessary where damaged. ---------------------------------------------------- 5. INTERIOR – FRAMING, INSULATION & DRYWALL Contractor: Scialabba Remodeling LLC | Lic. #0635404 - Repair or replace any fire/smoke-damaged structural framing members as identified during demolition (change order basis if concealed). - Install batt insulation in exterior walls where opened, per energy code. - Supply and install approximately 50 sheets of 1/2" 4x8 gypsum wallboard with 3 coats of joint compound, taped and finished smooth, ready for paint. ---------------------------------------------------- 6. FLOORING Contractor: Scialabba Remodeling LLC | Lic. #0635404 - Install laminate flooring throughout all living areas, bedrooms, kitchen, and hallways. - Install ceramic or porcelain tile in bathroom(s). ---------------------------------------------------- 7. DOORS & TRIM Contractor: Scialabba Remodeling LLC | Lic. #0635404 - Install 4 interior passage doors and 4 bi-fold doors with hardware. - Install 3-1/2" baseboard trim throughout. - Install 2-1/4" window casing throughout. - All trim to be paint-grade, primed and painted. ---------------------------------------------------- 8. KITCHEN Contractor: Scialabba Remodeling LLC | Lic. #0635404 - Supply and install kitchen base and wall cabinets. - Supply and install veneer countertops. ---------------------------------------------------- 9. PAINTING Contractor: Scialabba Remodeling LLC | Lic. #0635404 - Apply primer and two finish coats of paint to all walls, ceilings, and trim throughout the unit. ---------------------------------------------------- GENERAL NOTES ---------------------------------------------------- - All work shall conform to the 2018 Connecticut State Building Code, 2020 NEC, Connecticut Plumbing Code, and all applicable Town of Groton requirements. - All licensed subcontractors shall obtain their respective trade permits prior to commencing work. - A final inspection will be requested upon completion of all work. - Concealed conditions discovered after commencement of work will be addressed via written change order and supplemental permit amendment if required.
