*Remove existing asphalt shingles from entire roof as a one layer removal. Inspect all wood decking for rot or damage and replace as needed. Install architectural Timberline HDZ shingles over entire roof, color to be determined. Install ice and water shield extending six feet from all eaves. Install synthetic underlayment over entire roof decking. Install drip edge at all eaves and rakes. Inspect all roof flashing and replace as needed. Inspect chimney flashing and counterflashing and replace as needed, using lead counterflashing if replaced. Install roofing nails at a rate of six nails per shingle. Install ridge ventilation system if not currently present. Apply seam tape to all plywood joints. Remove and dispose of all roofing debris and provide dumpster. Replace damaged wood decking as needed at additional cost. All required permits to be obtained by contractor.\n\nRemove and replace thirteen existing windows with vinyl replacement windows, including one picture window and twelve double hung units, sized to fit existing openings. Windows to have durable vinyl frames and double pane insulated glass with argon gas fill and warm edge spacer for energy efficiency. All windows to have clear glass with no grids. Double hung windows to have operable upper and lower sashes with tilt in feature for cleaning. Remove and dispose of existing windows. Inspect openings and perform minor wood repairs as needed. Install new windows level and secure, insulate gaps, and seal interior and exterior to prevent air and water infiltration. All work to follow manufacturer specifications and standard installation practices.
