Residential Alteration - convert existing attached 2 car garage to 1 car garage. Convert former garage space to habitable living room and bedroom with closet. Add exterior door and egress window. Electrical and heating upgrades. NOT TO BE USED AS A DWELLING UNIT 1/8/26 - Met with the homeowner, Fabian, to discuss the egress window dimensions. I provided Fabian with the applicable ICC code requirements for emergency egress windows and advised him to ensure that all dimensions meet the minimum code standards. Additionally, I advised Fabian that a fire-rated door with a self-closing device and a heat detector are required in the garage space. MT 1/12/26 - Met with homeowner Fabian to inspect the egress window. The window measured 21 inches high by 30 inches wide, which does not meet egress requirements. I provided the homeowner with the egress code specification sheet and emphasized that the window must conform to the required dimensions in order to pass inspection.
