to demolish existing garage, main entry stairs to dwelling, and remove portions of existing driveway; construct additions onto the existing 999sq.ft. one-story dwelling with a side entry platform and steps consisting of a 960sq.ft. one-story addition that includes a 10’x11’ front entry terrace on a slab foundation; remove existing 529sq.ft. seaward deck and construct a 605sq.ft. tiered wood deck with steps; existing walkways and 59sq.ft. sauna with roof overhang to remain; abandon existing septic system and install an I/A OWTS sanitary system landward of dwelling; and reconfigure existing gravel driveway; with the condition to establish and perpetually maintain a non-disturbance buffer seaward of the top of bank and a vegetated non-turf buffer landward of the top of bank;
