for the existing 1,074sq.ft. one-story cottage that includes a 9.2’x24.5’ enclosed porch with a 3’x4.2’ entry and steps, a 215sq.ft. deck with brick steps, 3.5’x3.5’ wood steps, and raised a/c unit; a 3.6’x4.3’ outdoor shower; a 60sq.ft. shed and a 3.3’x5’ generator on a concrete pad; existing 345.47sq.ft. wood dock consisting of a 16.66sq.ft. landward fixed ramp to a 48.45sq.ft. fixed ramp to a 38.18sq.ft. fixed walk to a 175.68sq.ft. fixed platform with a 57sq.ft. fixed access platform with 3.2’ steps down; with the conditions to remove the as-built boards that surround the footprint of the dwelling; when the existing dock is repaired, it is to be updated to the current standards of the Town Code; to establish and perpetually maintain a non-disturbance buffer beginning from the seaward side of the dwelling throughout the seaward portion of the property to the water with 4’ wide access paths, and a vegetated non-turf buffer area beginning along the landward edge of the non-disturbance buffer area throughout the landward portion of the property with 4’ wide access paths and two parking areas; and as depicted on the site plan prepared by Kehl Design Associates LLC, received on September 30, 2026, and stamped approved on October 6, 2026
