to demolish existing one-story dwelling including all footings and associated appurtenances; construct an irregularly shaped 61.8’ x 38.0’ two-story, single-family dwelling with attached garage, a 5’x17’ front covered porch, an 8’x11’ west covered porch with 2’x4’ steps; 2’x7’ steps at rear of dwelling; a 12.7’x18.10’ second-story balcony; install A/C units and heat pump; remove existing sanitary system and landward of dwelling install a Septi-Tech STAAR 0.75 I/A sanitary system and 168’ of Quick 4 Plus Standard Infiltrators; install gutters to leaders to dwelling along with driveway to a 14.8 linear foot trench drain to catch runoff; install silt fencing around work area until site is stabilized; and to maintain the existing 15’ wide non-turf buffer area along the landward edge of the bulkhead; all as depicted on the site plan prepared by Islandwide Engineering & Land Surveying, received on July 7, 2026, and stamped approved on July 15, 2026
