****JIM IS WORKING ON THIS*************** Construct a new one-story 24' x 24' attached in-law apartment addition with crawl space and partial basement storage area in accordance with approved plans. Work includes site preparation, excavation, concrete footings and foundation, retaining wall adjacent to basement French doors, structural framing, engineered headers and beams, roof framing, roofing tie-in to the existing structure, removal and replacement of roofing on the affected portion of the existing garage roof, and installation of weather-resistant barriers. Install Marvin Essential Collection windows and exterior doors to match the existing residence where applicable. Install new siding, exterior trim, soffit, fascia, gutters, and connect new gutter drainage to the existing drainage system. Complete interior construction including insulation (closed-cell spray foam at roof rafters, flash-and-batt insulation in exterior walls, and R-30 insulation in floor assemblies), drywall, interior trim, JELD-WEN solid composite interior doors, LifeProof 22-mil luxury vinyl plank flooring, painting, and finish carpentry to match the existing home. Construct an in-law suite consisting of a kitchen, living room, bedroom, bathroom, office, mudroom, walk-in closet, pantry, and associated circulation areas. Frame and drywall pantry, drywall enclosed closet adjacent to the existing master bathroom, install structural headers at designated openings, and provide framing and backing for an owner-supplied barn door and pocket door. Renovate the existing second-floor master bathroom as shown on the approved plans. Install new plumbing, HVAC, and electrical systems to serve the addition, including recessed lighting in the existing family room. Exterior plumbing routing shall be installed as approved by the Town. Extend and connect utilities as required. C/A Fee
