********JIM IS WORKING ON THIS******************************** Repairs caused by water damage from a burst pipe. The event occurred at the second floor bathroom and caused damage to the underlying ceiling finishes in the living room and adjacent craft room. The damaged ceiling finishes were removed, and the second floor framing was exposed: o The second floor framing conditions above the living room create an unsafe condition due to undersized framing members that have sagged significantly over the years and due to compromising notches that were cut into the framing in the past. o Above the living room, remove all sistering/reinforcement/shims of the original second floor framing. o Install new box framing at the front and rear of the stairwell where the span exceeds 15 feet. o Sister the existing header at the interior wall with a new. o Replace the existing 4x4 wood post on the first floor near the bottom of the stairs with a new post. o In the basement, replace the three 3x3 wood posts at the stairwell with two columns (one located on each end or the stairs) on new footings.
