Construct new egress staircase projecting 5' into 25' side yard setback. Construct stairs to connect to existing Bilco door and opening. Stairs to follow existing house foundation back to southwest corner-projecting roughly 12'. New egress window well to replace old basement window well on which will project 5' out to northeast side yard, 5'x6'. New egress window well will have escape ladder and grate with hatch to code. Install new egress window Anderson Model #CXW145. New exterior door into dwelling from landing, interior trim work, exterior trim work around door. Minor shingles to fill siding after Bilco door removal, new exterior light over egress door landing, new handrails and new fencing & posts on bluestone capping installed with steel bracket at base. Special Conditions: Footing & foundation inspection required. Surveyor to stake both intrusions and a final updated survey showing all new improvements must be submitted with setbacks marked prior to issuance of CO.
