Construct a one -bedroom, 2620 sq. ft.' single family dwelling. It will be accessory to existing three -bedroom 1720 sq. ft.'. Basement to be unfinished. Construct a detached garage, 28' x 28' dry building. Special Conditions: As per SCDHS approval R-25-0696 dated 9.9.25 with total for both SFD and Accessory 10 bedrooms. Only two bedrooms total allowed in the accessory building. Building not to exceed 35' in height. An elevation benchmark will need to be established prior to any excavation, or any grading work is done, and a survey must be submitted with average natural grade at location of proposed structures corners, before excavation or regrading commences. Entire basement to remain unfinished & unconditioned. First & Second floor of garage to remain unfinished and unconditioned. Heat sensor required in garage ceiling. Blower door/duct pressure tests required & results must be submitted. Water test results, Well & Septic Registry, original electrical underwriter certificate and final green stamp survey showing all new improvements with setbacks marked and an as-built final survey must be submitted prior to issuance of CO.
