Construct a four-bedroom Single-family dwelling (2560 s/f) with unconditioned attic, unconditioned, unfinished, full basement (2260 s/f) and attached two-car garage as per plans submitted & approved by Bldg. Dept. and an EV charger installed in garage. Special Conditions: All near shore overlay district regulations apply. As per SCDHS Ref #25-1711 dated 11.26.25 for max. of four bedrooms. Portal framing required at overhead garage door opening. All exterior lighting to be 'dark sky' compliant. Heat sensor required in garage ceiling. No vehicles/equipment allowed to be parked on right of way/roadway. On-site parking only. Original stamped electrical underwriter's certificate, and final Green stamped survey showing all new improvements with setbacks marked, Blower door/duct blast test results, water test results, well & septic registry must be submitted prior to issuance of CO.
