Demolish existing Accessory Structure & main dwelling. Construct new two-story, Single-family dwelling, 5971 sq. ft.' with five bedrooms, with attached three car garage, 794 sq. ft.' rear covered porch, 251 sq. ft., patios/ terraces 2016 sq. ft', front porch 164 sq. ft.' with unfinished basement as per plans submitted & approved by Bldg. Dept. Special Conditions: As per SCDHS approval R-24-0828 for max six bedrooms. As per all conditions per SI Town wetlands permit #11-2025 including Silt fencing must be installed & maintained throughout construction, NYS DEC NJ letter ID#1-4732-01149/00006. Surveyor to stake all setbacks prior to start of construction and a foundation survey must be submitted showing setbacks marked prior to start of framing. All Near Shore regulations apply. No equipment/materials to be stored in regulated areas. All doors within pool enclosure require UL2017 alarms, & all windows to have sash limiters within enclosures. Well & Septic registry, blower door/duct blast test results, water test results, original electrical underwriter certificate, final updated SCDH green stamped survey showing all new improvements with setbacks marked must be sub mitted prior to issuance of CO. Exterior lighting must be "Dark Sky" compliant. Underground Propane tank needs to be a minimum of 10' from structure. Separate permit required for any pool or patios.
