Renovate existing two bedroom, dwelling to include new windows, doors, HVAC, siding & roof. Demo rear deck and re-construct east deck 400 sq. ft.' and add front deck approx. 166 sq. ft.' as per plans submitted & approved by Bldg. Dept. Special Conditions: Silt fencing must be installed and remain in place throughout construction. As per all terms & conditions of Town Board wetlands permit approval dated 11.19.25 #12-2025, as per SCDHS #R-21-3383 for a max. approval of 4 bedrooms and as per NYS DEC permit #1-4732-01134/00001. All near shore overlay district regulations apply. All exterior lighting must be Dark sky compliant. No equipment/materials allowed in regulated areas. Blower door/duct blast test results required, septic registry, original stamped electrical underwriter's certificate and final, green-stamped survey showing all improvements with setbacks marked must be submitted prior to issuance of CO.
