Demolition of existing four-bedroom dwelling with full basement and construct a two-story single-family dwelling with four bedrooms, full basement with mechanicals, outdoor kitchen, and replace existing septic with new IA Septic System as per plans submitted & approved by Bldg. Dept. Special Conditions: Silt fencing required on water side to prevent debris from entering regulated area & must remain in place and maintained throughout construction. As per SCDHS approval R-25-1514 revised 10.16.25 expiration date 10.3.28 for total five bedrooms and existing accessory apartment with two bedrooms. As per DEC letter of non-jurisdiction/tidal wetlands #1-4732-00035/00008 dated Feb. 1, 2008. All near shore overlay district regulations apply. Outdoor kitchen requires dedicated drywell & must not drain in house septic & drywell must be inspected. Basement area not to be finished or used for sleeping purposes without separate permit. All exterior doors within pool enclosure must be alarmed & windows within must have sash limiters. All exterior lighting to be "Dark Sky" compliant. Separate permit required for any other work not listed on this permit. Blower door/duct blast test results, original electrical underwriter certificate, well & septic registry, water test results, and final green stamp SCDHS survey & as built survey showing all new improvements with setbacks marked. must be submitted prior to issuance of CO.
