(Tsiro RE) Interior renovation of an existing commercial tenant space to create a fast-casual restaurant. The scope includes demolition of select non-structural finishes, installation of new interior finishes, and upgrades to support food service operations. There is no change in use, no structural modifications, and all existing structural elements will remain intact. Interior work will include removal of outdated finishes and wall paneling, followed by installation of new painted surfaces and decorative reclaimed wood accents. Walls will be painted a deep blue tone, with white trim throughout. The existing ceiling grid will be maintained where feasible, with new black architectural ceiling tiles installed to improve appearance and conceal overhead systems. Flooring will be repaired or replaced as needed to meet commercial and health department standards. The kitchen and service area will be outfitted with commercial food equipment, including refrigeration units, prep tables, hot holding/steam tables, a charcoal grill, and gyro machines. Stainless steel work surfaces and shelving will be installed, and the layout will be coordinated to meet health code requirements. Plumbing and electrical systems will be modified as needed to support sinks, equipment, lighting, and point-of-sale systems, all in compliance with current codes. HVAC systems will be utilized with necessary modifications to support the new layout, including coordination with a commercial kitchen hood and proper ventilation requirements. Lighting will be upgraded to provide a clean, modern, and efficient environment for both staff and customers. Exterior work will be limited to minor cosmetic improvements, including painting and general aesthetic upgrades, with no changes to the building structure.
