Proposed renovation work includes site, exterior, interior, and system upgrades to the existing three-story, 40-unit age-restricted apartment building at 345 Fountain Street, New Haven, CT. Work includes demolition and reconstruction of select site features for ADA compliance, including new ramps, walkways, retaining walls, drainage, fencing, grading, and generator pad installation. Exterior renovations include replacement of siding, trim, windows, exterior doors, and roofing materials. Interior renovations include reconfiguration and modernization of common areas, accessibility upgrades, flooring replacement, painting, and conversion of select spaces for office and maintenance use. Apartment unit upgrades include new HVAC heat pump systems, kitchen and bathroom renovations, flooring replacement, accessibility improvements, and replacement of select appliances and fixtures. Mechanical, electrical, plumbing, and fire protection work includes replacement and upgrades of boilers, ventilation equipment, lighting, fire alarm devices, domestic hot water systems, plumbing fixtures, backup generator installation, and related support systems.
