Rehab-Mixed Use - C

Rehab existing 2 to 3 story building for affordable housing apartments and community space. Existing building has been vacant since 2010. Construct a four story addition to the north of the existing building with a 2 story connector between the existing building and the addition. Between the existing and new addition there will be a total of 59 units, community space, resident lounge and fitness room. The addition will be structural wood construction. with TPO membrane roof. Construction and rehab include windows, doors/frames/hardware, storefront, magnetic hold opens where applicable, elevators, masonry restoration & cleaning, stairs & railings, siding, Smoke & Fire Rated curtain shutters, drywall, flooring, finishes, appliances, Trash chute with waste compactor, casework & countertops @ kitchens & baths/community room. Sitework includes prep for the addition and added utilities. MEP (fire suppression, plumbing, hvac & electric) permits to be pulled by each of the respective contractors. Maintain/ construct all required fire separations. Reviewed for code compliance as per Sects. 107.3.1 and 105.4 CSBC. C/O.
