ADDITION RESIDENTIAL

Addition and renovation as per plans: Second Story Addition: Construction of an approximately 308 sf second story addition (approx. 20'-4" x 19'-6") over the existing attached garage, connected to the existing second floor. The addition contains a primary bedroom, primary bathroom, walk-in closet, laundry area and hall closets. Work at the garage includes removal of the existing garage roof and ceiling framing, new floor framing (14" TJI joists on LVL beams), and 5/8" Type X gypsum board at the garage walls and ceiling. New hip roof with asphalt shingles to match existing. Building height remains 22'-6" and two stories. Exterior: New bevel siding and trim to match existing, new windows including egress windows, aluminum gutters and leaders, and a new rear deck with composite decking and stairs to grade off the primary bedroom, supported on concrete piers with a concrete landing pad. Interior Renovation: On the first floor, removal of the wall between the kitchen and mudroom to create an enlarged kitchen with new cabinets, fixtures and flooring; new wall openings with LVL headers between the kitchen, dining room and playroom; and a new gas fireplace in the family room. On the second floor, modifications to the existing Bedroom 2 and hallway to connect to the addition, including new closets and a new egress window. Mechanical: New plumbing, electrical and HVAC serving the addition and renovated areas, with hardwired smoke, carbon monoxide and heat detectors. BAR Approved 10/6/26
