Cosmetic upgrades to existing kitchen and bath. New LVP flooring, upgrade electrical service to 200A. Relocate laundry to basement. Replace windows throughout. Paint exterior, repair/replace trim as needed. The existing kitchen is 12’ x 9 ft with a ceiling 95” A.F.F. New kitchen will have rigid direct ventilation hood above stove and layout of cabinets will be same as existing. Dishwasher will be relocated to left of sink. Proposed Laundry in basement is 12’ x9’ with ceiling 91 1/2” AFF. Adequate head height. Dryer will be direct vented to exterior with rigid duct and damper. Washer will port gray water into slop sink and to drain via ejection pit on opposite side of wall ; accessible in mechanical room. Window u-factor .25.
