From the filingThe project is the adaptive reuse of 2 vacant buildings at 1762 and 1766 Main Street, in Buffalo, New York into a mixed-use facility comprised of 8 affordable residential units and mixed use commercial space. The Property will be comprehensively rehabilitated in order to facilitate the Project uses. Certain demolition work has already occurred, to remove EFIS, previously covering the building’s façade and related metal framing, in addition to the demolition of existing walls, carpet, ceiling, plumbing, and electrical infrastructure, as demolition was necessary to remove and remediate a significant amount of asbestos in the buildings. The asbestos was located within the plaster, making the significant extent of the demolition necessary. The Ownership team has funded, to date, over $250,000 of asbestos remediation and similar demolition related expenses. Improvements to the Property will be significant, with a new roof, new framing, new insulation, new drywall, new connections between the buildings, new storefront systems, new HVAC distribution systems, new sprinklers, new and refinished floors, new bathrooms, new electrical systems and distribution, new internet service and new plumbing. Both buildings are rectangular and built to the curb. As noted, the buildings have larger first floors with smaller floors above. Both buildings have basements in size equal or less than the respective first-floor footprint. The building is connected to both city water and sewer service and well served by electric service through National Grid and gas service through National Fuel, although these services may be upgraded or replaced.
