General Construction

The current community lot parcel is paved with asphalt and has various planters, small playground equipment and other community-provided and focused items. The west portion of this lot is located on 637 Linwood and freely connects to the adjacent 186 Oxford lot. It is important to note that the 637 Linwood portion of the parcel has a current fence at the western bounds of the site. The entire block club lot as it stands is in effect operating as the to-be-combined lot, with one large paved area. The proposed plans filed seek to refresh this space and officially combine the lots under one entity. This design comes after many rounds of revisions, iterative design, and community engagement. Eastern portion of the site as planned proposes to create a centrally located permeable paver area with benches, picnic tables and plantings. A wood shade trellis sits at the middle of the site, acting as a sort of gateway to the western program area. At the western portion of the site, a proposed playground area is denoted with colorful playground surfacing per plan, along with additional benches. The existing wood fencing at the western and southern property lines are proposed to stay intact. A new 4’ high wood and mesh metal fence is proposed along the northern property line adjacent the new playground area. As the fencing passes the middle portion of the northern property line (heading east) it drops down to 3’, breaks at the corner and picks up again wrapping around the Oxford side of the parcel. This fence does not impede with the 20’ corner sightline restrictions in R districts. Associated site drainage is provided per the included civil drawings.
