Remove and dispose of the existing roofing down to the deck, inspect the deck, and replace any deteriorated sections as needed. Install a new fully adhered 60-mil Versico VersiGard EPDM roofing system over approximately 7,000–7,500 sq ft of low-slope roof. Work includes two layers of 3" polyisocyanurate insulation (6" total) mechanically fastened to the deck, with tapered polyiso crickets at ½" per foot for positive drainage. The fire-rated EPDM membrane is fully adhered with low-VOC bonding adhesive, and all seams are spliced with factory-applied seam tape. All walls, curbs, and penetrations are flashed with EPDM, and membrane terminations are secured with aluminum termination bar and sealant. All work will be performed in accordance with the manufacturer’s specifications and applicable building codes.
