RESIDENTIAL FLAT ROOF REPLACEMENT PROPOSAL Upper Main Roof – Fully Adhered EPDM Roofing System Scope of Work 1. Complete Roof Tear-Off * Complete tear-off of the existing upper main flat roofing system down to the existing wooden roof deck. * Remove and properly dispose of existing roofing materials and debris. * Inspect the exposed wooden roof decking for deterioration, rot, or structural damage. * Any deteriorated roof decking discovered during tear-off will be removed and replaced as necessary. * Necessary deteriorated decking replacement is included in the contract price. 2. ISO Insulation Board * Install 1-inch polyisocyanurate (ISO) insulation board across the entire upper main roof area to provide a proper substrate for the new EPDM roofing system. * ISO board will be properly secured in preparation for the fully adhered EPDM membrane. 3. Tapered ISO Drainage System at Eaves * Install tapered ISO insulation along the lower/eave drainage edge, transitioning from approximately 1 inch down to the required termination thickness. * The tapered insulation will be used to improve positive drainage and direct roof water toward the gutter system. * This work is intended to help eliminate areas where water can become trapped or pond along the existing roof edge. 4. Eave Modification & Custom Metal Work The existing eave configuration is restricting proper drainage into the gutter. Portions of the existing roof/eave assembly extend beyond the proper drainage point and are currently wrapped in aluminum. This configuration substantially reduces the usable opening of the existing 6-inch gutter and restricts water flow from the roof into the gutter. To correct this condition, Mann Roofing & Remodeling will: * Cut back and modify the existing eave/roof edge as necessary. * Remove the portions of the existing edge assembly that interfere with proper drainage. * Fabricate and install new custom aluminum metal work along the affected roof edge. * Properly terminat
