Roof replacement at Thurston Rd YMCA, 597 Thurston Rd., Rochester, NY 14619. Approx. 11,587 sq ft across five low-slope roof sections. Roofing contractor: Upstate Roofing & Painting, LLC (GC: LeChase Construction).Tear-off/prep: Remove existing ballasted EPDM membrane, gravel ballast and flashings at Section 1. Slice and leave existing adhered EPDM systems in place at remaining sections. Remove metal trim at all sections. All debris removed in contractor-provided dumpsters and disposed of at an approved off-site landfill.New roof: Install one layer of 3.0" polyisocyanurate insulation mechanically fastened to the deck over existing insulation. Install wood blocking at perimeters to match new insulation height. Install 60 mil black EPDM fully adhered roof system per manufacturer requirements.Metal/flashing: New shop-formed .040" aluminum drip edge at eaves of Sections 4 and 5; .040" aluminum gravel stop at Section 1 perimeter; EPDM wall flashing at parapets to new .040" aluminum fascia; EPDM wall flashing at high walls with aluminum termination bar under counterflashing. Flash 7 vent pipes, 3 pipes, 1 flue, 3 pitch boxes, 5 drains, 1 scupper, 2 chimneys and 3 HVAC curbs.Deteriorated decking, blocking or insulation to be replaced as found on a T&M basis. No structural, HVAC, plumbing, electrical, window/door, siding or masonry work included. Manufacturer 20-year watertight warranty.
