Balcony Flat Roof Replacement Scope of Work Mann Roofing and Remodeling Mann Roofing and Remodeling will furnish labor and materials to complete the following: * Railing removal and reinstallation: Remove the existing balcony railings to allow access for roof replacement and reinstall upon completion. * Roof tear-off: Remove one layer of existing flat roofing down to the original wooden roof decking. Any additional roofing layers will be removed at an additional charge of $100.00 per square, per layer. One roofing square equals 100 square feet. * Additional decking removal: The roof must be torn off to the original decking. If multiple layers of decking are present, removal of decking beneath the first layer, as necessary to expose the original deck, will be billed at $35.00 per sheet. * Decking inspection and replacement: Inspect the exposed original decking for deterioration and water damage. This quote includes replacement of up to three sheets of 3/4-inch exterior-grade plywood. Additional deteriorated decking will be replaced at $85.00 per sheet. * Perimeter preparation: Cut back the roof’s outer perimeter to eliminate the existing approximately 1½-inch overhang and prepare the edges for installation of the new roofing system. * New roofing system: Install a CertainTeed two-ply modified bitumen flat roofing system consisting of one base sheet and one granulated cap sheet, installed in accordance with the manufacturer’s specifications. * Perimeter drip edge: Install new ODE wide-face aluminum drip edge around the full perimeter of the balcony roof area to provide edge protection and direct water runoff. * Wall flashing: Extend the new roofing system up adjoining wall areas to create a continuous flashing system and protect the roof-to-wall transitions against water intrusion. * Permit and dumpster: The required roofing permit and dumpster are included in the quoted price. * Cleanup: Remove and dispose of roofing debris generated by the work and clean the work
