This project will include two Phases in a significant home renovation. Phase 1 of the project includes structural modifications, building envelope upgrades, energy compliance improvements, interior renovations, and roof insulation. Structural work involves expanding a span of the load bearing wall on the first floor between the living and dining rooms with a new LVL double beam header and relocating the existing stairs between basement, first floor, and second floor to accommodate the revised floor plan. The building envelope will be upgraded by adding approximately 4.5 inches of closed cell spray foam insulation. All windows will be replaced in kind with units that meet or exceed current code requirements. HVAC work includes removal of the existing oil furnace and installation of one ducted electric air source heat pump system serving the first floor and future second floors, including new or modified ductwork, controls, electrical connections, and one Energy Recovery Ventilator (ERV) for code compliant ventilation. Interior renovations on the first floor consist of a full kitchen and bathroom retrofit. Electrical upgrades include replacing two-prong outlets to grounded three-prong outlets using existing BX wiring. Replacement of contaminated ceiling and exterior wall gypsum boards with new sheetrock. The existing roof, currently leaking and uninsulated, will be replaced and insulated to meet code requirements. Phase 2 work, performed as rough-in during Phase 1 while walls are open, includes framing and blocking in second floor walls and ceilings to support future electrical panels, plumbing vents, and ductwork.
