New Construction for LEARN Early Childhood School. The new school will serve infants to second graders from the 25 cities and towns that LEARN serves. The new one story building will be approximately 87,000sf. The structure is Type IIB, non-combustible construction. This project is designed under the 2022 Connecticut State Building Code. There is a fire wall separating the overall school structure into two buildings. The North building is 52,068 sf and consists of non-separated mixed uses (Group “E” Educational and Group “B” Business”). The South building is 32,074 sf and consists of non-separated mixed uses, (Group “E” Educational, Group “B” Business, Group “A-2” Assembly and Group “A-3” Assembly). Both buildings are fully sprinkled. This is a threshold building as the occupant load exceeds 1,000 people.
