Permit to construct a two-story, single-family residence & two-story garage with two-bedroom accessory sleeping area above (no cooking equipment permitted), totaling 5996 SFLA; includes only decks, patios, entranceways and outdoor AC units that are attached to structures, drywells, driveway , and sanitary system and called out in permit application as depicted on Architectural Drawings by David Neff, Architect dated 3.17.25 (last revised 8.14.25); per other submitted documents listed including Proposed Site Plan by F. Michael Hemmer dated 10.22.20, (last revision date listed as 8.25.25); SCDHS approved Red stamped site plan by Sherman Engineering & Consulting with HS Ref. No. R-25-0190; NYSDEC Approved Site Plan & permit #1-4732-00905/00003; ResCheck by Paul W DiLandro; Manuals J, D & S, Plumbing diagram, Hunter's curve, & other drawings & documentation by DiLandros Engineering. All work must meet the requirements of S.I Town Wetlands Permit #09-2025, dated 7.21.25. Must submit a SWPPP before clearing more than one acre per Suffolk County Stormwater Management requirements. Silt fence & other runoff prevention requirements must be in place before any clearing takes place & maintained until completion of project. Surveyor must stake setbacks & a foundation survey must be submitted & approved prior to start of framing & stakes to remain in place throughout construction. Must have surveyor determine Average Natural Grade at corners of both structures, submit documentation & strike benchmark on property before grade is disturbed or altered. Must get elevation of ridge determined & approved by Bldg. Dept. once roof framing is complete & before sheathing. This permit does not include: pool, pool patio, BBQ, driveway gate, or driveway apron, retaining walls, irrigation cistern or patios & decks that are not attached to the house & garage. Required submitted documents for C of O include: Green stamped final SCDHS approval, blower door, & duct pressure test results, Water Test results, Town well & septic registry, energy certificate at electrical panel, Truss signage at electrical meter, final approval by Town Environmental Consultant & fees paid. Must submit final survey showing all improvements, with setbacks marked, including all underground tanks, service & lines as well as final elevation certificates showing height above Average Natural Grade & provide measured SFLA as-built totals by licensed engineer stamped & signed.
