The project consists of the repair and replacement of an existing second-floor rear deck at a three-family residential property located at 17 Davis Street, New Haven, Connecticut. The existing deck has experienced structural deterioration and water intrusion issues affecting the room directly below. The scope of work includes demolition and removal of the existing deck, construction of a new deck of similar size and location using pressure-treated framing materials with composite decking and railings, installation of new stairs, and replacement of all necessary structural supports, posts, beams, joists, connectors, and footings to meet current building code requirements. Additionally, an existing rear window will be converted into a code-compliant exterior door to provide proper access and egress to the new deck. The project will also include repair or replacement of the low-slope roofing/waterproof membrane system located beneath the deck to address ongoing water intrusion, replacement of any damaged sheathing or framing discovered during construction, repair of interior water-damaged drywall and finishes, and replacement of damaged exterior siding, fascia, trim, and other building envelope components necessary to prevent future water infiltration.
